Our property management team specializes in managing single family homes and condominiums for rent in the San Diego area. Here is a list of the services we provide:

Marketing

• Rental Listing on San Diego County MLS, www.realtor.com
• Listing on Craigslist & Prestigia Properties Website
• Listing pop-up on most Internet search engines (Google, Yahoo)
• Other listings requested by owner

Tenant Screening

• Credit Application, Criminal, and Eviction Background Check
• Employment & income verification; Current and past landlord verification
• Owner makes final decision regarding tenant after screening
• Prepare Rental Lease Agreement and Move in/Move out Inspection

Rent and Deposit Collection

• Deposit and rent to be deposited in broker's trust account.
• Rent due 1^st of the month and is late on the 5^th day. After the 5^th day, tenant will be charged a 5% late fee.
• Rent to be disbursed to owner from Trust account.
• No management fees will be collected unless rent is collected.

Monthly Reporting on Property

• A monthly financial report will be submitted to the owner every month.

Repairs & Maintenance

• Respond to tenant’s repair & maintenance problems; hire reasonably priced contractors for maintenance and repairs.
• Pre-authorize repairs under $300
• For emergencies, and owner cannot be reached, property management company reserves the right to take care of the problem immediately
• Reserve money to be put in Trust account for repairs and maintenance
• 24 hour Prestigia Properties phone number for emergency repairs and maintenance

Delinquencies

• 3 day notice to pay or quit will be sent to tenant when rent is late.
• If unlawful detainer is required, Prestigia Properties will file Unlawful Detainer action. Any action in which attorney is needed will be at owner’s cost.

Management Fee

• 10% of Rental Income; no hidden fees.
